  • What are your business hours?

    Monday-Friday, 9 AM - 5 PM. Closed on holidays.

  • How do I pay my rent?

    Log into your online portal to pay your rent. If you are not yet registered, please create an account here!

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal. 

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.

  • I'm looking for a property manager. How can I learn more?

  • What are the requirements to rent one of your properties?

    We require your monthly household income to be 3x the rent amount, any prior evictions must be paid in full and we are case by case on the criminal history. Pets are dependent upon the property.

  • When/How can I look at a property?

    We show our properties Monday- Friday from 10:00am-4:30pm. To look at a property, please call the office at 812-550-9400.

  • What is the application fee, and how do you apply?

    Our application fee is $50.00 (non-refundable). In order to apply for one of our properties you must first schedule a showing. Once you have viewed the home, you can apply online through our website. We DO NOT accept applications through Zillow or on paper. Anyone over the age of 18 is REQUIRED to fill out their own application.

  • How long is my application valid for?

    Applications are valid for up to 90 days on ALL of our rentals. Approval is on a by-property basis only. Once the 90 days have expired, we do require you to re-apply.

  • Does your company accept Section 8 or Housing Assistance?

    Yes, some of our properties do accept Section 8 or housing assistance vouchers (VOA, Aurora, ARG, VA, etc.). If you visit our website and click on the listing it will state in the listing description if the unit accepts your specific housing voucher. If you have further questions, please contact the office.

  • Where are your rentals located?

    We manage properties in Vanderburgh, Posey and Warrick county.

  • How long is the lease term?

    The initial lease term is 12 months, then after the initial term the lease enters into a month to month tenancy.
